Why A CitiMortgage Blog?

Hello. My name is Seth Doria. I published my first post on this blog last week called "Personal Information on Social Media," but wanted to take a few minutes to talk about why we launched this blog and what you can expect from us.

Our goal with this forum is to help, whether that's through answering specific questions about a service or program, or taking suggestions on how we can improve our service.

We plan on sharing educational information (new services, updates to existing programs, etc.) using both traditional posts like this one, and a Q&A mailbag format, where previous questions can be answered more thoroughly. We will also add in some video posts along the way.

We would like to use this blog as an opportunity to hear what you want to talk about. Since our goal is to serve you, it only makes sense that we incorporate your input and adjust our plans accordingly. Just use the comments section to tell us what you want to read about and we'll get to work writing about it.

We want this to be a forum to provide answers to people who have questions, and serve the needs of our clients to the best of our ability. We welcome your participation and ask that you abide by our usage rules.

To finish off my first post here, I want to make sure you know we have launched this blog because we believe social media will help us connect to customers in a new way. We look forward to both sides taking advantage of this open dialogue as we work to serve your mortgage needs.

From moderating to writing to editing, I'll be involved in most facets of this blog, and I really look forward to the experience. Thanks for reading.

I declared bankruptcy last year and just checked my credit report. Citi is reporting my account closed and derogatory, but I have been paying on time and never missed a payment. Please help. Thanks.

Hi - I am wondering when a customer needs to file bankruptcy, but wants to keep the potential filing under their hat for the time being, in case their situation changes, but needs to know what address to use for sending a bankruptcy notice, what address should they use?

The mortgage of the home I live in is in the name of my brother-in-law. For the past 4 years my husband and I have been giving him the money to pay the mortgage since we live in the house. We would be more than happy to take on the mortgage of the house but it is not assumable. We do not have enough money to make a down payment to traditionally buy it from him. Is there anything that can be done to get us on the mortgage?

Hi Joanne. Thanks for the question. I’m afraid that if the property is not assumable, which would be outlined in the original loan documentation, you would have to go through the application and qualification process for a new purchase. I know you said you can’t afford the down payment, but it might be worth checking out your options anyway. You can call 1-800-MORTGAGE or go online to www.citimortgage.com to see what is available.

In considering refinancing a loan, does a good will estimate cost money. How does the procedure work and are there application fees for getting a good will estimate? What happens if you don't like the estimate?

Hi Anne. In order to complete an application, we do have to collect a credit card number from the borrower for the application, appraisal, credit report and flood certification fees. The fees, however, will not be charged to the borrower until the customer receives and has a chance to review the Good Faith Estimate (GFE) and Truth in Lending (TIL) disclosures. Only once the borrower receives, reviews, and provides consent to proceed with the loan will the upfront fees be charged to the credit card. If the borrower does not like the GFE/TIL and does not provide consent to proceed the loan is withdrawn without the fees ever being charged. The Mortgage Consultant can always give a customer a line-by-line breakdown of the fees for the borrower to write down and review without completing an application.

What type of safeguards do you have in place to protect your company, your stockholders, and buyers of your properties from real estate agents that refuse to allow a offer of purchase to be submitted to your company? Who else can a buyer contact besides the real estate agent you have listed in order to submit a offer of purchase for your properties for sale?
